Seller's Tips

Some time invested before you show your property can really make a difference to the impression received by buyers. To help you prepare your property for sale, Robson McLean have put together a list of just some of the points you should note before your property goes on the market:

Inside the Property

  • You want your home to appear as spacious as possible so ensure you tidy away toys, washing, dirty dishes, newspapers etc.
  • Unless the decoration is very shabby, steer clear of completely redoing it as this may arouse suspicion. You may find that the new buyer has different ideas about decor anyway!
  • Vases of flowers give a fresh feel while gentle music on the stereo can put viewers at their ease.
  • Try putting a vanilla pod or coffee bean under the grill just before the viewers arrive. Avoid using air fresheners, viewers may suspect you are trying to mask odours such as damp.
  • Try to avoid cooking anything with a strong odour before viewing, such as fried foods or curry, as the smell may make your property memorable for the wrong reasons.
  • In the summer open the windows and in the winter turn on the heating to make the property warm and welcoming.
  • When viewers arrive, make sure you have details to hand and show them round room by room. Do not hover around viewers, instead let them inspect things at their own pace.
  • It is quite reasonable to ask for viewers' names and telephone numbers and it means that our Property Team can track interested parties more easily.
  • Have bills to hand to show prospective buyers what they can expect to pay for gas and electricity.
  • Make clear which items such as carpets, curtains and electrical appliances are to be included in the sale price.

Out the Property

  • If you have a garden, particularly at the front of your home, make sure it is tidy. Window boxes or plant pots add colour and are fairly inexpensive.
  • Pay attention to details such as faulty door latches and squeaky hinges.
  • Check that your window frames are painted and not exposed to the elements.
  • If possible, have any missing roof tiles replaced.
  • Clean windows inside and out to allow maximum light into the property.
  • Flats should ensure that the stair is clear of rubbish and ensure that your name is clearly labelled on the entry phone system if there is one.
