- Explain the selling process, our terms of business and provide a written quotation for fees and outlays with explanations, whether or not we have dealt with the Estate Agency part of the sale.
- Obtain title deeds from your lender, check on points relevant to the sale and send your deeds to the buyer's solicitor for examination.
- Negotiate on your behalf the terms and conditions of sale with the buyer's solicitor and ensure you receive a copy of all formal letters making up the contract of your sale.
- Obtain property enquiry certificates about planning, roads and other local council matters.
- Resolve queries raised by the buyer's solicitor about the title and other matters.
- Update searches, giving information from the Property Register.
- Find out from your existing lender the amount needed to repay your loan.
- Liaise with the buyer's solicitor about receiving funds and hand over the property keys.
- Repay your loan and arrange for the balance of sale proceeds to be paid to you or applied towards the purchase price for your new home.
- Confirm that the sale has been completed and that the required documents have been sent to the Home Register.
- Provide a full breakdown of fees and outlays, with explanations, shortly after the date of entry.
