- Explain the buying process, our terms of business and provide a written quotation for fees and outlays.
- Advise on how to begin your property search and direct you to an Independent Financial Adviser who can give advice on a mortgage to best suit your requirements.
- Note interest with the seller's solicitor and provide you with price comparisons should they be needed.
- Advise on an appropriate type of survey, instruct a surveyor, and if needed, organise a specialist survey. We will send you a copy of all survey reports and will discuss them with you.
- Discuss the terms of offers and provide you with a copy of the offer as submitted to the selling solicitor. Negotiate on your behalf price and date of entry, fixtures and fittings.
- Obtain and examine the title deeds, prepare the necessary deeds and give you a good title.
- Check whether alterations noted by the surveyor have met with local authority approval and advise on how best to proceed if they are unauthorised.
- Provide a written report on the title conditions and the local authority search.
- Check the loan instructions when received from your lender. Prepare the loan documents and obtain the loan funds from your lender.
- Organise for you to send the balance of the purchase price and any stamp duty and recording/ registration dues in good time for entry.
- Send the full purchase price to the selling solicitor in exchange for a good title on the agreed date of entry and arrange for you to pick up the keys to your new home.
- Confirm in writing that the purchase has been completed and that the conveyance and mortgage documents have been sent to the Home Register.
- Provide a full breakdown of fees and outlays soon after the date of entry.
