Buyer's Tips

To help you in your search for the ideal property Robson McLean have put together a list of just some of the points you should look out for:

The neighbourhood
Are there shops, schools and public transport facilities within easy reach? Visit the area in the day and in the evening to assess the varying levels of noise and traffic. Check parking availability - is there permit parking available and will there be somewhere for visitors to park?

Inside the property
Look out for signs of subsidence such as cracking on the walls and doors that stick or do not hang correctly. Check for the smell of damp or plastered walls that are moist due to condensation. New paint or wallpaper may be concealing damp patches or cracks. Watch out for window frames with cracking paint or wood that may be rotten.

Outside the property
Are there any roof tiles missing? If so watch out for signs of damp. Look out for signs of subsidence such as a bent chimney stack or an uneven roofline. Are there any nearby trees whose roots could undermine foundations?

General condition
Take someone with you to view the property as they may notice things you miss. Are any of the rooms an unusual shape that would be difficult to furnish? Is the bathroom/ WC well ventilated? Don't be put off by decor as this can usually be changed relatively cheaply and easily.

State of repair
Inspect plug sockets to gauge the age of the property's electrics. Old-fashioned round-pin sockets usually mean rewiring is required. Is the roof insulated? Check the timbers for signs of damp, woodworm or mice. Are the pipes and the boiler insulated? Is there cavity wall insulation? How long has the central heating been installed? Ask to see a winter heating bill.

Buying a property
Ask the vendor lots of questions. Find out why they are moving. If they want a quick sale you may be able to negotiate a better price.
